About Retrofit Surveys and their requirement
Retrofit is the improvement of a property, under ECO4 and PAS2035 this describes the energy efficiency of a property taking a “whole house” approach.
This could include improving insulation, replacing a heating system, improving ventilation, as well as looking at installing various renewable energy improvements. As well as encompassing energy efficiency issues, it can address other considerations such as dampness, mould and condensation. It should deliver lower energy bills and reduce co2 emissions considerably for householders
In 2019, the British Standards Institute (BSI) published the Publicly Available Specification (PAS) 2035. The purpose of the document was to create a framework for high-quality, safe, and fit-for-purpose retrofit projects and improvements.
Domestic properties requiring energy retrofit work will first need to be assessed by a qualified Retrofit Assessor. The assessor will collect and provide property information which a retrofit coordinator can use to develop a suitable and relevant improvement plan specific for a particular property.
Grant-funded improvements carried out under PAS 2035 must be undertaken by TrustMark registered tradesmen and organisations. The measures being included must be certified to PAS 2030:2019 and lodged into the Data Warehouse by a TrustMark registered Retrofit Coordinator.
Energy Report
Firstly, the Retrofit Assessor will conduct an RDsap assessment of the property as part of the retrofit survey in order to model the energy use of the property and then produce an energy report.
Whilst the energy report follows the methodology of an EPC report, it is not an actual EPC or lodged as such.
A Retrofit Assessment is a much more detailed process and will largely benefit older properties that need more complex work to bring them to a better standard of energy performance.
Condition Survey
In addition to the Energy Report, the assessor will also carry out a Condition Survey (not a full structural survey) that takes a look at any signs of defects that could potentially affect future energy efficiency improvements. These defects should be rectified before any further improvements could be made.
An example of this could be, if there were indications of damp being present, it would be imperative to ascertain the cause of this.
Occupancy Assessment
The last part of the assessment is to undertake an Occupancy Assessment. For this, the retrofit assessor will look at the energy bills over the previous year and any patterns of use for hot water and heating as well as looking at any other ways that a particular occupier may use the energy within their home.
Upon completion of the survey, you will be presented a comprehensive report that will consist of the Energy Report, Occupancy Evaluation as well as the completed Condition Report.
This will also be supported by any other information that a particular client or person commissioning the report requires. This will ensure they are able to make an informed decision on the potential steps that are needed to take in order to make your home more energy-efficient.
This process is considered part of the ‘whole building’ approach of retrofitting,all areas are reviewed rather than looking a part in isolation. The report enables the Retrofit Coordinator to have a full and clear picture on the most suitable identified steps to ensure the completion of the project to the desired standard.

Energy Performance Certificates; How quickly could you carry out the survey and provide my certificate?
We can often carry out the survey for you the same or the next day. All surveys are at your convenience and we will ensure that we attend to them promptly. Surveys can be carried out outside normal “business hours”. You could choose either early in the morning, (if you have work or other commitments), early evening, or at weekends if you prefer.
How long does it take to carry out the survey and for me to get my EPC?
The survey will typically take between 30 – 40 minutes and the EPC will usually be lodged within the next 24 hours. We can also if requested offer an immediate lodgement service. This means the certificate can be fully lodged whilst we attend the property.
When do we pay for the survey and certificate?
We do not ask for any payment in advance, you will receive an invoice and we request payment only upon completion of the survey.
